Michael Duckler, Senior Director at Greenstone Partners, recently represented the purchaser in the $13.6 million sale of Heritage Manor Apartments, an 84-unit multifamily portfolio in Orland Park, Illinois. The portfolio comprises seven 12-unit buildings in Chicago’s southwest suburban market.
Located in one of the most sought-after communities in Chicago’s southwest suburbs, Heritage Manor presented a rare opportunity to acquire a multifamily portfolio of significant scale in Orland Park. Strong schools, community resources and limited housing supply continue to support long-term demand from both residents and investors.
The property had been owned and maintained by the sellers for nearly 50 years. Following a competitive, on-market process that included multiple rounds of offers, SpringView Investments secured the portfolio with plans to build on the property’s longstanding foundation.
SpringView plans to invest approximately $2.5 million in apartment upgrades, supported by its local management platform and operating experience. The improvements are intended to enhance the property while positioning the community for continued long-term performance.
Duckler worked closely with the buyer throughout the acquisition process, helping the group navigate the competitive offering process and ultimately secure the 84-unit portfolio.
“Opportunities of this scale in communities like Orland Park are difficult to replicate,” said Duckler. “Strong suburban locations continue to attract significant investor demand because of their established communities, quality schools, municipal resources and consistent renter demand. Heritage Manor gave the buyer an opportunity to establish a meaningful presence in Orland Park while investing in an asset with significant long-term potential.”
The transaction reflects continued demand for larger multifamily assets in highly sought-after suburban locations. With limited opportunities to acquire portfolios of this size in established communities, well-located suburban multifamily properties remain attractive to investors seeking scale and long-term value.
Duckler represented the purchaser in the transaction while affiliated with Interra Realty. Brian Karmowski and Jimmy Donahue of Essex Realty represented the seller.
Now Senior Director at Greenstone Partners, Duckler specializes in multifamily and mixed-use investment sales throughout the Chicago MSA. He has been involved in more than $400 million in transaction volume throughout his career and continues to expand Greenstone’s multifamily presence across the suburban markets.
