Dave Schraufnagel 

Dave Schraufnagel is a Senior Director at Greenstone Partners and a commercial real estate investment sales and leasing advisor specializing in office, industrial, and retail properties throughout the Chicago MSA. With nearly 25 years of experience, Dave has completed more than 600 sale and lease transactions, advising property owners, investors, tenants, and developers across a broad range of commercial real estate assets.

Dave began his brokerage career in 2003 and spent 18 years with Garrett Realty & Development before founding D4 Realty in 2020. As the Founder and Principal of D4 Realty, he built a Chicago-area brokerage platform focused on office and industrial transactions and developed long-standing relationships with clients throughout the market. D4 Realty was acquired by Greenstone Partners in 2026, bringing Dave and his practice to Greenstone’s investment sales and leasing platform.

Throughout his career, Dave has developed extensive experience across Chicago’s urban and suburban markets, with a particular depth of knowledge in office and industrial real estate. His broad transactional background allows him to advise clients across both investment sales and leasing assignments.

Outside of Greenstone, Dave enjoys golfing, paddle, attending sporting events, exploring Chicago’s restaurants, and spending time with his family.
